What we have found is that when a borrower stops paying and 'goes dark', filing FC is a great way to get their attention.

I'm still looking for a better way but haven't found it.

The summer was busy (got married and found a new W2 job) so I didn't really do much regarding real estate except hang out on bigger pockets and run some properties through the calculators.

And/or maybe we've found the one type of investing that @Jay Hinrichs has not done.I wish I knew what I now know about REI when I was volunteering in San Quentin state prison....

I have found a new agent that I've been working well with and has been able to get me results in a timely manner and really seems to care about my interest and building a solid relationship.

The house should still sell for what they owe me if not I would bid the high bid, get the property back, fix the roof and do it againas I said we have found with owner finance I can sell the property for 20 to 25% more than current market value so when the balloon hits in five years and they pay it off I have enough money to do it again with a similar property.
