Fortunately/unfortunately the renovations process took waaay longer than expected (had some trouble with contractors), so I was able to get a cash out refi with six months seasoning. 

@Patrick McGrath , fortunately it's something I don't have to worry about only a handful of states support this .I would imagine only a small percentage of tenants would be take advantage of this law although professional tenants can really put the landlord through some bad hoops

I fortunately knew the owner and was able to swoop in at the right time and take it off his hands.

While that is a less than fortunate situation (and one of many) thats what i as a potential wholesaler want to avoid...i have no problem being upfront and not operating in shadow...so while i cant speak for others i can definitely say this is a situation that would never be likened to me...transparency is a lot less stressful
