The Mississippi gulf coast offers far more value opportunity going forward in my humble opinion.I have been focusing on the gulf counties in the last 2 years and there are niches of progress being established in several strategic locations. 

Sometimes, all it takes is a little strategic planning as well as experience to land an awesome deal like that!

It's also worth noting that some historically hot markets are slowing down due to significant population shifts and increased regulatory restrictions.The key takeaway is that while the short-term rental market is still robust, it's undergoing changes that require more strategic planning and market research from investors.

I have many rentals as well as 4 flip properties going on in different stages which are strategically scheduled.

My husband and I are Army retired/combat veterans and are eager to put every critical thinking and strategic skill to use.

Wife has 0 as we strategically did not put her on any and she was stay at home mom for a few years so no benefit to having her on.

Conversely, I can't see them going with a tertiary unless the location is strategically located with access to lots of colleges, good transportation, leisure amenities, and plenty of suburban markets with growth potential.
