Interim money at say 6 to 8 percent plus points, that could be done faster and with a bit more leniency would be very attractive.

Not sure of your situation, but if it’s safe, make her a partner on your LLC at the lowest percent the lender will require for her to be on loan.

We were able to purchase it for 50k w 20 percent down and its now appraising at around 85k (we got a good deal on it!)

Quick question.I am looking to purchase my first rental home in the near future and am curious if I should go for a fixer upper or a newly renovated home.I understand that if I fixed one up it could yield higher cash flow and lifetime profits (theoretically), but I feel like a cheap renovated home (maybe $80-100k) might be a safer first investment as I really don’t know much about flipping a home.Thoughts?

If a sponsor puts zero percent for delinquencies, it means the sponsor thinks that he or she will collect 100% of the rents, which is not realistic.
