I would not consider any city on the top 100 most dangerous cities list.

There are far fewer 4 beds vs 3 beds, and my un-tested strategy is to get that extra bedroom to help rent to double-families who can split the bill. 

We did fair amount of rehab including demoing the garage because it had a concrete wall that was leaning and dangerous.

I have not seen it but I read that it will exempt those investors with 2 or fewer rentals.

Having fewer mortgages overall should also mean better cash flow in the short term :)  On the other hand, I know that we could certainly own a lot more houses sooner if we went in 20% down on them, but I'm not sure that would really meet our goal higher cash flow sooner.

You've got to be patient because it's winter and fewer people are moving.Consider renting it for a 6-month lease or even month-to-month just to fill it for winter.

For starters, only using a sq ft to value ratio formula is dangerous.

There are fewer lenders for MHP but it can be done.
