Title Insurance should always be obtained whenever possible and feasible; which is almost always.Despite the above post about the difference between owner and lender, Title Insurance will often times cover more than JUST the chain of title.

It's just an abstract theory at this point and much more analysis would be needed to see if it is profitable, but in theory I feel it would be feasible to rent as many 2/2 or 3/2 multifamily units as you could build, as quickly as they could be built, for $1100-1200/mo for 2/2 or $1500-1800/mo for 3/2.
