All that stuff; child support garnishments, expired licenses, screwing deals up etc...is just non stop because you're dealing with a bunch pf independent contractors working in a business that has such a low barrier to entry where every firm will hire anyone with a pulse.

Verbal agreements won't help you in a court of law, but a signed option to buy will.The option should say something to the effect of "I, Cedric, (or assigns) have the right (but not the obligation) to buy the property located at (address) anytime from now until (expiration date of option)." .

After kicking the can down the road for about 6 months the "Bank" came back and said they had a better offer of $20k over my offer and were planning to let my offer expire after 4 extensions unless I increased my offer, which my realtor convinced me was still a good deal.
