It's not for every ceiling, especially if you can see a lot of major flaws through the popcorn, but if the ceiling is in good shape you can really get a nice product when you are done.

You could pick a product where you'd only have to replace the damaged tread like vinyl treads but it'd probably stick out as the shiny new one in a bunch of dirty old ones.   

Do some homework and you will likely find that making debt-financed investments with your Roth IRA will be quite productive. 

They have a lot of unique loan products including a 30 year commercial note.

You will want to talk to someone on the commercial lending side for this type of loan product.
