A final note on plumbing systems in Columbus, in the downtown area I always scope the main waistline as it leaves the property, I find that about 30% of the time there is some kind of repair needed due to settling or tree roots.HVAC, finally and for me the least worrisome cap ex item is the HVAC system.

Some properties may go 2 to 3 years without maintenance while another property may have a tree fall over on its fence causing them to have higher maintenance.

Meaning - we want to source land that is designated to not require additional flood insurance, or have too much shrubbery and/or trees to clear, as well as not have additional factors like too much rock to clear - thus narrowing the pool of lots we can choose from.Next, we move to lending - talk about a moving target.

You could always buy the windows from them if they have the lowest price on windows (and they're well-made) and if the installation fee seems too high you could get bids for installation on sites like Thumbtack.com or through Angie's List.I looooove Thumbtack.com as I've used it to get bids on tree-trimming as well as plumbing.

It's a split level that I bought in original condition, including a 1984 ancient-looking air conditioner and all the things that come with a house of this nature.The plan was to do a full cosmetic + replace HVAC and Roof + prune back 60ft tall pine trees AND turn it into a house hack bnb.What I've learned so far....- Trust but VERIFY everything on the buy side.
