As I deal with strong interest from serious cash buyers my problem is finding a competent Investor Friendly Attorney that I can work with for this deal that commands 20%+ Rental Cap Rates for the lucky End Buyer.

@Lee Ripma, Ideally i will be using private money, I have a few investors that I know that wont charge me points up front and just the interest over that 18 month period, and I would do repairs out of pocket.
