I believe the brrrr strategy will cause a lot of people to go bankrupt and if you remain debt free, you'll be in line at the courthouse to purchase :) I can get a loan without refinancing my current properties and you can too.

If it changes hands the lease will have to be honored.It's also worth mentioning that incumbent tenants tend to be less desirable than newly filtered and vetted tenants who pay market rent.

I'll agree with some of the above - refinishing/reglazing is the way to go.

They would have to checkin as an owner to go up to my unit. 

As an example, let's say the person is about to go to foreclosure because they got behind in their payments due to a job loss for 4 months, but have now found employment, but can't get the back payments caught up.  

Luckily that's a part of my cash reserves account where I put CapEx, Vacancy, and repairs that I expect to go out monthly.  

I'm actually surprise no one went to go digging to see if they had any other properties in Florida or New York or Las Vegas and any other highly desirable state in America.
