If you turn the main breaker off so everything in the house is dead there is no need to check for live circuits (still good practice to check though).

@Jack Miller as a fellow OKC investor I want to throw some clarity into this conversation.Multifamily itself is known for nice cashflow, BUT that is almost always referring to larger properties thanks to some great economies of scale you can achieve when you have 48 or more doors in one place.In practice you can expect small multifamily properties in OKC to cashflow LESS than SFR or duplexes thanks to a few factors:- Downgrade in tenant class -- you WILL experience a downshift in your tenants.

I taught them as well, accounting is rather mechanical until you get past basic accounting, then becomes more subject within accepted practices.

I gave him 3 deals to close on in the same month, communication was okay.. once we closed on my deals getting in contact with him took 3 days for a 5 word response. he has yet to found 2 of the 3 properties. we scheduled the inspection which took a week to get him to respond to the draw inspections and we are now on my 4th week with 0 funds and no response from this scumbag. practically begging him to do the right thing, Through text cause he has not picked up his phone once.

If the property is permitted to have 3 units, then you have to consider finished ceiling heights, window sizes (unsafe to have "basement" sized windows for an apartment), flooding potential, placement of the mechanicals, size and nature of the entry, whether or not there are 2 ways to exit and a number of other practical considerations and considerations dictated by the laws and codes of the area.
