@Sylvester Hardison Contact a couple independent insurance companies in the town the property is located in and get quotes.

I've been doing some research and came across a company called WholesaleShelfCorporations.com that specializes in providing aged entities.Before making a decision, I would like to hear from those who have actual experience with it.

Only thing I would add is that there are certainly investor friendly T/E companies that have worked with wholesalers before and I would look to use them if it were my first transaction as they can be really helpful in walking you through it once you actually have a deal in place.

The insurance company was pretty reasonable to work things out with even though it did not start out that way, and they did have my blood pressure up considerably!

Get  a good property management company with rehab capabilities to get numbers that pencil out for success. 

Hey @Sandrene Smart - there are a few companies out there that lend on EMD.

My wife and I will be paying taxes on the gain from the condo but will he have to pay any gain and do we have to hire a 1031 company since nothing will be held in escrow? 

I ended up starting a property management company since most of my clients were investors buying rental properties in Austin, and now I primarily help other investors purchase their investments, and manage them. 

@Jacob AnstaettEncourage you to learn from the mistakes of others - by reading posts here on BiggerPockets about owners not having their expectations met by their current Property Management Company.

In my area the water company offers to forgive excess usage if it was caused by a leak.
