If it isn't anything crazy (bankruptcy, etc) most of the late payment stuff wipes clean within 2 years.

In terms of doing things while waiting....anything that doenst require a permit, start now. ripping up carpets, tearing off loose paint, throwing out old crap. makes it a lot easier for your contractors when they are given clean bones to start with

Consider unit turnover cost in the vacancy or make sure it is accounted for elsewhere - not just time with no rent, but your out of pocket costs for paint, cleaning, flooring, etc.  

It's too high, the condition is ok, but cat lady-ish with some TLC and a deep cleaning needed.

On the first car, everything is clean, oiled, and the calipers and pads come out no problem and they are done in 30 minutes.

Trying to clean up and yes I left the rent out on purpose.

We hire local guys off craigslist to clean everything out and keep what they want.

When you buy a property on the court house steps from an auction is it a gauranteed clean title?

Just buying a couple of for rent signs and cleaning the carpets when you turn tenets will run you 300 bucks.
