The due diligence period starting after getting docs and the section 8 verification could have easily caused hangups down the road and I wouldn't have thought of those.

@Chris KoernerI think you make a great point but on the other end it could cause the property to appraise at a lower value as well when you decided to take action.

@Pete Harper As of last week, I would have told you that you could probably match/beat that rate but on a 30 year fixed rather than the 5/1 ARM for a similar commercial/private product but any loan like this will need to be revisited in the next couple of weeks as non government backed lenders across the country (without exception) will be making modifications to their pricing/guidelines based on the domino effect caused by this stimulus package. 

The cost to build will go up great, causing existing real estate to spike.

It's just causing confusion with tenants. 

The IRS will release a lien if it is causing a hardship as well.
