I'm starting to do some research on it now but would really appreciate some advice/recommendation/information on whether it would be a beneficial route or if it's a good idea.

The easiest, and only, way to guesstimate the property tax and things is to look at a property already built in the area that is similar to your idea and use those numbers. 

I'm keeping a couple free checking business accounts; I'm a self employed web developer so that has its account and then the property investing, the other account.Yeah, fees suck and I had a great blowup with my local bank where they charged me 28 bucks because they couldn't get their deposit dates straight.

Sometimes I think I make it look too easy and smooth and they have no idea that it has taken. 25 years or more to get this good. 

I think multifamily owners are best served by agents who understand the business and can help you make informed decisions.

In my experience, good design is good business; building something with character stands out to potential tenants (increased rent) and helps lower vacancy rates.

Downtown is making a huge comeback, attracting lots of new businesses and generally going through a revitalization.
