I put an ad on Craigslist for the one bed at $500 per month.  

High has more activities during the school year, sports will be earlier in the evening and the crowd is usually gone before most go to bed.

Hi @Pilar JinIn Pasco County (north Tampa) I am seeing 3-4 bed single family homes renting for $950-$1150 per month based on turnkey prices of $85,000 - $100,000.

That really becomes a personal choice for people, but stay with a frieze, if you do, unless you are using a professional designer.If you're in an area where "green" is important, think about using as many renewable products as possible, i.e. bamboo & cork for flooring, reclaimed wood as accents, etc.  

Make sure the project has a firm foundation in regards to demand for 1 bed room units in the area.

Flooring, baseboard, new doors and trim, door handles, electric fixtures...Man, the list just keeps growing.Now, on another note, you might have found a charmer of a 2 bed that just needs some polishing up.

I really didn't care if the tenant dusty furniture, or a box of sex toys next to their bed.
