I do like the idea of a nicer home in a bad school district since schools don't apply but finding something you like and feel safe in might be harder in an area with bad schools.

Obviously do your due diligence to make sure you’re not buying a bad deal but any route you go there will be things you did right and a bunch you do wrong but you will learn and you will do better on the next deal and the next....... one Great way to consider is a House Hack..... you need/ want a primary residence anyways so consider duplex, Tri, or Quad.... you have the down payment funds and it could or should cash flow too..... get you a place to live, experience as a land lord, cashflow, and the possibility to buy right and refi later to pull out equity......

And there is of course plenty of damage to the trim from the last 80 years of living and bad management.So instead, I've scraped it all, sanded it all, planed many of the windowsills down to good wood, puttied/caulked/bondoed everywhere, and coated all the trim in two coats of Kilz Original, and then two coats of Glidden Premium semi-gloss.

., with min loan amt of 50K at 12% for a renovation (Fix/Flip) package...then following the BRRR (not sure how long their seasoning period is...but I'll ask) we can do a refi at their 6.1 conventional rate.Conventional loan: McGloan, 30 yr fixed rate, 4.8% (not bad)Im concerned with interest rates going up that perhaps we should lock in that low 4.8% rate (conventional loan), and pay out of pocket for the renovations ourselves?
