So I was going to spend ~$50k on the renovation and I could spend $5k more to double the size of the kitchen & put in stainless steel appliances and it would be the best property for the money in the neighborhood - but it wouldn't get me more rent (plus a pool is a liability nightmare in a B- neighborhood)Good luck - those Podcasts listed earlier are awesome

That would be awesome if you could do that I would appreciate it. 

I agree with @Adrien S. in that you can get some pretty awesome cashflow AND appreciation in NWI (if you're fine living in the burbs).

You get paid more in emotional currency and memories seeing the kids grow up to be awesome adults and knowing you had a positive impact that changes their lives forever.Jonathan I was fixing to test for 4th degree black belt soon but was many years ago.

I am graduating college at the end of this month and I have accepted an awesome job with an amazing company to begin my career!
