@Aisha Young I would advise you start talking to Property Managers to dive deeper into who can do what and where. 

Things are still moving forward and I am advising people to keep on with business as usual in what ever capacity / working situation as needed.

I am sure there are many other benefits to creating an LLC - but can someone advise if there are any cons to creating the LLC?

This market is simply unpredictable at this point is what I advise, if you have a deal then I advise all my clients to close asap and not wait around.

While I do not advise on stocks, bonds, municipal funds, CD, and other paper assets...but if you are calling your financial advisor and they are not responding, find a new advisor.

In fact, if the purchase price is higher than the ARV, I would advise that you stay away. 

After talking with a few, some of them advised me to send tax documents (I don't what is the right term in English so forgive me about that :)) on my LLC for 2019 and some told me that it's ok not to send because I didn't have any activity on my LLC in 2019...The one that advised me to do send, told me that if I won't send and the IRS will audit me, I could pay a fee of 25,000$!! 

When you become an investor you'll then naturally become a better agent since you'll now have the experience as an investor to fall back on and advise from.

@Damien Papillo - I would advise my client to dig their heels in.. this is not an opportune time to be selling.
