Or you can become a broker and work in Beverly HIlls Manhattan San Francisco Seattle North side Chicago and other high priced markets and have zero risk and make huge commissions.. my wife who just does starter real estate is already at 9.9 million for the year in sales.. you can do the math on that one.. with NO risk and with her experience ZERO Money in advertising.. other than flyers and some basics for her listings..

If you have a family member with whom you want to invest then syndication isn't needed, since you already have a pre existing relationship with that person and aren't advertising a security, thus Reg D doesn't come into play.

Not familiar with your particular situation, but you might want to examine all other options of reaching your targeted sellers first.This also brings up the question of blast advertising versus using the process of providing information, networking, etc. to get motivated sellers to contact you.

Run new ads daily on Craigslist and elsewhere, not just advertising the new price, but drawing attention to the daily price drop.
