Hi @Kevin Hunter, yes the mistake we made was put our highest offer- because we lost other homes we had really liked.

Essentially you need to have enough saved such that if you lost your job, you could handle all your costs (including the mortgage) for  6-12 months. 

For the dollar, much better returns are to be made in the motorcycle business, and with my 8 years of seld made experience I am looking for 1-2 investors with 200-300k dollars cash liquid capital to join me in bringing my vision to reality.I have lost money in this business

If you spend 1 year fixing a place up before being able to do anything with it and you saved 5k, what profit was lost if you would have hired it out and got it done in 2 months and spend 7k more?
