My problem is understanding how to accurately underwrite these deals.

I pulled some comps from *******************.com (don't rally know how accurate it is) and saw as low as 35k and high as 110k.

We've been doing our own checks through Accurate Credit and checking our own tenant criminal record through Wisconsin public records.

But I dont think using comps to evaluate the property would accurately represent the buildings current value.
