He is convinced, however, that most people---even investors--- cannot adequately explain why start-ups should incorporate in Delaware if someone presses them on it. 

I've worked as a press photographer and also have stock images.

I am not an attorney, but I think you would be pretty hard pressed to get into legal trouble for "directing" a tenant to a place where they can get screened.

I had to go to extremes, because this incident and a few other times he has gotten out because my roommate accidentally doesn't close the garage door when she leaves for work, or sometimes she doesnt close the front door hard enough to actually close securely.  

He is pressing charges and the police are involved.

Also, I  become an accidental landlord without much thought or effort since I had such a singular focus on my training/career.

You can get burned and the local press will make you out to be an "evil capitalist" landlord stepping on the little guy.
