For now all you are going to see is more of the same because the vast majority of inventory is being held by people with 4-sub 4 rates and they can't/won't want to afford elevated prices and 6+ rates.

They’re all accessible but would take a bit of effort to get to if there are tenants occupying both units.It seems like this may have not been the most ideal purchase then, with the biggest problem being that it’s a single family being rented as two units.

Spending more than 100 hours and more than anyone else, or substantially all the time in the business.So if you own an STR and meet the test, you can set up a tax deduction machine.Some issues -- You have to count your time, and the time other people work in the biz (cleaning, maintenance, etc..)- If use the property more than 15 days or 10% of the time it becomes a residenceI suspect this is part of why the STR trend has picked up so greatly amongst professionals working in tech.

Ask how they intend to pay for a year or two of rent.I ask for a statement of assets and discuss any red flags or ambiguities with them.
