Purchase price: $122,000 Cash invested: $24,000 Buy and hold - purchased via a wholesaler - brought current owner loan current - bought subject to - clean up, flooring, paint, then rented out, may Refi (BRRRR) in a few months to pull my cash back out.

If you get the house cleaned up and get new renters in that would ultimately solve your problem for good. 

Use the credit card for routine purchases and pay the balance at the end of the month.

Current cabinets will be repainted and the backsplash will be cleaned up a bit.

I also removed vehicles, cleaned yard, Removed old ceramic flooring and drywall to the studs.

On the exterior you can do new paint, landscaping, new signage, clean up, add a playground area, are a few ideas.

Here in Columbus there is a odd little street called "Bide A Wee Park Ave" .. shows up on crime reports and foreclosure lists relatively frequentlyI had never heard about this street in columbus until this year when that foreclosure came up and we also quoted a basement clean out there last week. lol  

In my experience, tenants rarely hold up their end of the bargain when it comes to routine maintenance.
