without more detailed information i will give it a shot... yes many many list sources out there to buy. you can do some google data scraping (very inexpensive)or you can pick up the phone and dial for dollars.

Update: We picked up discharge papers from HOA attorney and our lawyer is now reviewing them for completeness so keeping fingers crossed.

So even if there is no positive cash flow I essentially get paid 3k in equity a year assuming that holds to rent the house, while picking up a second home in the process. 

Or learn a few markets and pick one that works for you.
