Can the remaining $10k be carried by seller?
If so, should it be a separate contract? Should it be outside of current escrow? Should the $10k loan be a lien on the house?

Goosehead (because of their lax onboarding standards) does not get the pick of the litter when it comes to carrier appointments and they've caused significant issues with profitability at many of the carriers they do have relationships with. 

As for these variable expenses I've listed some below. 

It was the fact that their interest rates were way below market rates.With all of that said- the challenge with NACA is the lack of a sense of urgency, poor follow-up, unavailability,  and a bad reputation with some listing agents  When you complete the training provided by NACA you then have to go out in the real world to get a deal done.  

However, we do see listings with great value PSF and the amenities appear to be robust.
