Wow - my last occupant had me pretty irate but I am glad that I didn't get to that point.This goes to show how frustrating the courts/law can be to deal with when trying to evict someone.

Asking questions like if they have a family, what's their occupation, what do they do for fun...etc.

Selling it to an owner occupant who sees the value in the back area (teenage/adult kids, retiring parents, regular vacation visitors, rental unit, etc).

I bought a short sale multifamily building last winter and have been taking care of the deferred maintenance and increasing the occupancy with new tenants appropriately screened by my property manager.

Do they increase your vacation rental revenues (and not just occupancy)?

There is a legal concept around occupancy that may kick in after 2 years without a new lease here, so it is highly recommended not to go longer than 24 months without a new lease.  

You could be an agent and sell it to an owner occupant, but that's a whole different task

I will assume a 92% occupancy based off my experience renting duplexes in the area. 

We passed occupancy inspection/permit after renovating and even got it deleaded/lead compliant with radiators still in place.3) They probably don't work and it would be more expensive?  

They don't try to up sell you on anything and most meetings have a couple of speakers with occupations related to real estate.
