If you have a solid chance of getting it permitted it can also work in your favor by getting a discount on that space since it isn't (yet) legal square footage.

Penalties and loss of rent / discounted by square footage loss of use by tenant,, does not make it a win for working in a occupied unit.This alone would give me pause to consider letting tenant stay..

Same with square footage, if you have more sq foot than everyone else, then you won't get the total cost to cure.

Your best bet is to get a realtor or appraisar with access to the mls to pull comps for you.What you really need is sales from the last few months on very similar property ( same # bed, bath, similar sq footage, same size lot, similar age of house within a very short distance from your property).

There are also a couple 2 bedroom similar sq footage homes however with basements under contract could potentially close in line or higher if close near their list price.I am going on month 8 of owning the property so I have already met the 6 months seasoning requirements by lender.
