made 12 k playin poker when i was 23-i had no documented income, and bought a 4/2/2 hud home for 82k with my partner, he ran out of money and left, i rehabbed it and rented out the 3 guest bedrooms for 300 a month apiece and i stayed in the master while i fixed it. tried to sell it couldnt, so now im 26 and kinda workin, i rent it out for 1150 a month and will try and sell it in a few years. currently workin on gettin a private lender for the next deal

@Steve Vaughan just look back in history who got rich during the gold rush's it was the vendors selling the pots and pans .. same with wholesaling its not the one's doing it.. its those that sell the ideas or scheme's and those that provide the materials be it direct mail and or signs etc.. they get paid no matter what the success is.In my mind and its talked about a lot wholesaling the way folks think they should do it is a very advanced strategy that takes capital to be successful.. or being in the business as an agent.being out there on an island by yourself is pretty tough.. of course people fall into deals as well. if you look at the top wholesalers on this site..

I agree with @Russell Brazil I just started my preferred agent status on BP and although not every lead is going to close, I have received a lead of some sort almost daily!

Your job at this point is to keep an eagle eye on your obligations and dates - and to push your lender as hard as you can.As far as leaving the listing active on MLS after it's under contract, MLS rules will most likely state that the status has to be changed within 24 hours or so.
