If you aren't going to cash flow much I agree with @Bill Brandt, take advantage of the primary residence tax exemption and sell it for all those tax free gains and buy something that will cash flow.If it will still cash flow well after pulling money out, or if you are for some reason adamant about holding the property then get a good tenant in there with strong rental income to show the bank, then get a cash-out refi or HELOC to pull money out.

@Adam Myers - Yes, figure out the asset class you plan to play in, find the big players in your market doing what you want to do, go out of your way to provide them immense value, expect nothing in return and sooner or later, one of them will take you under their wing.
