@Erik Petrovich @Michael KarpieI agree with most others here, I would like at either The North Myrtle beach area known as Cherry Grove or the more popular South Strand of Myrtle Beach which is Surfside Beach, Garden City Beach, Murrells inlet, Pawleys Island.

We thought about asking for:Records on reroofs or roof repairsRepairs done, such as a repair schedule (including but not limited to sewer, water, electrical, foundation, pest/tenting etc)When appliances were last replaced in each unit.Name and contact info on contractors, painters used on the propertyUtilities current tenant pays (trash, gardener, sewer, etc)Copy of current and previous leases of both units.

I own a seven unit garden style apartment building and I am looking for an introduction to a reliable handyman in the Greensboro, NC area. 

I remember we had a contractor that we met in a Home Depot parking lot (I know, great start to the story right) and he did some work for us . . . which we had to pay to have redone correctly. 

I also noticed an entry point when the a/c window unit was installed during summertime- So, now, I require this specific garden unit (because the mice can reach the exterior window sill), to have me personally install the a/c window unit for the season.

Brian G.This is why the W-2 income is so important when just getting started -With most rental property price points -  and since you have good credit, money in the bank, and no debt - you could qualify for a mortgage with a decent part time job at Lowe's or Home Depot -- W-2 income will carry a ton of the weight you are struggling so hard to lift and make financing the property pretty painless...  

Home Depot or Lowe's have off the shelf units that would do the trick if you feel they are needed.
