My concern would be if both work, do they leave the dog alone most of the time, and, if so, is it mellow or running around all day on a second floor driving the downstairs tenant nuts.

Some make arrangements for payments to be deposited to an account, the issue here can be that upon death, deposit accounts are frozen at which time you'll need to find his administrator or executor to make a payment.Just because someone is elderly doesn't mean they are nuts, chances are they are more aware of the deal than you are, being an older investor.

I have seen the numbers and I understand why it works, I just don't have the nuts and bolts of it.In a COBOL programming class many years ago, the class material provided the loan amortization formula and it was up to us to write the code to produce an amortization schedule.

They give the people starting off like me and others a bad image. so when i turn to a person like @Russell Brazil who is kind enough to spend time and give advise, he may not want to invest that time it takes to answer questions, because a ungrateful leach has gotten to him before and that is understandable.

Unless you are powering a hospital or a research lab, having the grid go out for 2 minutes per year or whatever is not an issue and having that as a consideration just makes you sound completely nuts.
