Hi all,My agent presented an opportunity to me that would use seller financing and I had a few questions.

Hey everyoneWhat is everyone’s feeling on using a property management app like Rentredi? 

I live in FL and self-manage this property but have a Property Manager for my CO property.  

Had a bigger pockets buddy buy at the same time and he flew down to get keys and met the management company by accident.

If the property is taken out of service and is no longer used as a STR rental or a MTR rental, then the depreciation benefits would end

I manage my own property in Virginia, and my tenant asked me to replace the oven because it's burning food.

My wife and I have been doing an MTR-exclusive startegy for 3.5 years, and we still have a hard time figuring out how to predict vacancy, especially in a new market that we're considering.If we look at FF's (pretty crummy) data on their website we either see very few listings, so we think "no one is investing here; bad" or we see a lot of listings and think "too much competition; bad". 

I am all ears if anyone has any wisdom to impart to a newbie.So, I recently launched an LLC and I am working on getting it certified as a Woman Owned business; not sure if that will help in any way, but I figure it can't hurt.
