is it needed if I am buying my first rental property?

My original intention was to flip the property and use the proceeds to help purchase a small multi-family home but am now considering holding the Single Family property as a rental.  

Simple my Ins co, calls it vacant insurance.

I am investing about 50k which is 3.3% stake out of 1.58mm capital being raised for the deal.

This is important to me because I am a long-term buy-and-hold investor. 

You need to have a 620 FICO to go 70% LTV plus.Network and find hardmoney lenders that would work with you or find a co broker that will split the deal with you. 

Like Matthew, I am only interested in the east coast with a 'small scale' new Qualifying Facility where I would retain ownership; ITCs, SRECs, etc.
