I hesitated in even starting this post seeing as how I might very well be doing business with some of you ladies and gentlemen and it could very easily be taken the wrong way.

Hello, I’ve been yellow letter marketing for a bit now and got a response from a lady who is listed as the owner of the home and “would love to sell her home” And it’s one I’m very interested in.   

Anything else we'd say here is just a wild guess.

My tenants are little old ladies on Social Security which truly I don't mind based on my lesson 1% vacancy rate that was only cuz one died.I'm going to plead ignorance here and ask for help on better understanding RUBS.

For example, if the current owner transfers the property to a land trust, and then I buy the beneficial interest of the land trust, instead of the actual home.I feel like there should be a way to help this lady get out of the property, but she was told that she CAN'T sell the house by her current CPA.  

Or perhaps it'll be a great excuse away from the old lady for awhile!

You need a good cleaning lady or cleaning crew.

With multifamily,stock market, REIT's, etc. you can have wild swings in income and vlaue.

The things you can't do as an agent,  you probably wouldn't want to do anyway (think ripping off little old ladies and committing fraud).
