This is more a question for fund managers/syndicators: Do you build your own excel models or do you outsource?

I played with my excel model a bit and even at $550k purchase price I'd only be cash flow positive of $3,000 annually. 

Attorney's will tend to be quite a bit more expensive simply due to their business model and lack of scaling scope.  

I am stillan AirBNB super host but we definitely changed our model as we have had three instances of parties trashing our rentals.

When people's net worth goes up they want to lose the headache factor and can take less yield for being more passive.If a investor is doing a 1031 exchange then typically they have to qualify for a DST or TIC type model.

They are fewer and farther between, but they still exist if you're patient and know what you're looking for.I suspect returns in the SFR space are getting crunched due to being in a sellers market (higher sales prices = lower returns for investors) along with the added demand from investors who are buying SFR's to use as short-term rentals.The vacation rental model is sexy on the surface, but most people ignore the fact (or simply don't understand/know) that these are very cyclical. 

Made an excel model of all 100 cities in the USA and looked at a variety of different of different metrics. 

How does the move affect your current model?

Model match for short term repeat use debt, like a flipper's rehab budget.A cash out refinance will be an amortized fixed interest rate that is lower.

@Greg Scott  IMO, there are so many problems with the Charles Sells model.
