There are several meetups that have been virtual over the last year but will hopefully convert to in person this Spring.

@Jessica Mowery while this is theoretically possible and perfectly legal, virtually all lenders want you to have cash "Skin in the game"  Both of the above posters are experts in this area.

Try facebook if you want the virtual thing but some will meet in person through meetup.com or even post here on the Bigger Pockets Marketplace.  

There is also a virtual meetup every other Thursday held by @Erin Dorsey Robinson.

I don’t think this will help you out that much, but I think STRs would probably do better the closer they are to the casinos.
