While this is at a higher LTV, we feel the risk is worth it.  

Yes, it's possible for an aging mobile home to be worth less than 40k. 

I'm not sure it is worth it to fly in, spend 2-3-4 days in a hotel, rent a car to view properties, buy food, etc.   

Choose places to invest where it's cheap to buy, lots of people want to rent, and homes might be worth more later.

BUT if it gets your deal done with less cash out of pocket, might be worth considering a higher rate until you can build some more equity/ pay down some of the balance, and the refi into something more reasonable in terms of rates.

Sales, typically, is a numbers game.
