but in my opinion and I have been working in the asset class for 2 decades now and owned close to 500 of these.. if you have this issue now there is a high likelihood of repeat offenses..Many times the tenants themselves will take the items or hand the keys to their cousin who strips the home.. 

Traditional banks I’ve spoken with will only give me a cash out refi based off the original loan amount and money I owe now.

I budget to replace all large ticket items that will be less than 25% of their remaining life in the next 5 years ie.

I wanted to know what tests, consults, surveys and other due diligence items to run to fully make a better decision on potential properties.So far I know to look for asbestos, lead paint, pests, mold, I would love some input on thisThxPhil

Rate is at 5.62% 30 year, but with all the traditional appraisal and associated fees. 

Last month I had major needing to evict tenants and do a major cleanup and fix several items after they trashed my place in less then 2 years.

If this is the case, based on how much it cost in the Bay Area to change locks using traditional/non-smart systems, that would be like $120-140/per door vs. a one-time install and then never really having to do it again.
