If you compare Sacramento to any other city in the USA, you will see it's on par with growth rates and population.One of the reasons why I invest in Sacramento is the city is not correlated to how technology business perform in Silicon Valley.

Flat Fee listings arent bad and doesnt mean the seller is trying to get out of paying the Buyers Agent, it is just a new option and likely will become allot more common as real estate selling/buying becomes simpler, advances with technology and the times.

That area is very tempting for investors since you can get properties for $5k, $10K and up good for cash flow, but the difficulties in maintenance, repairs and rent collection would not be enough for me to invest there.

We aren't talking about investing 50k a house here.Joe V. has the partner/connections here and boots on the ground to get you the people to work with if you need it. pex can replace the copper pipe and detour them from stealling in the future, but elec wires are an issue, I dont have a solution to that. same with furnace. technology is advancing that you could put a 24 hour monitoring system but that would be pricey.better to make it nice and lease option it right away.

None of the properties are finance through the LLC due to the difficulty of securing the loans in the LLC name.
