I would say that there have been a lot more off market deals being offered by wholesalers in the past few months and many of those are distressed with need to do some renovations to get the property up to speed.  

It's still a very competitive market and those willing to put in the upfront work will continue to have the advantage of speed to decision and ability to see opportunity over those dabbling. 

Whats even more impressive  is that You are using Great speed to ramp up and scale.

Only thing that will save it is enhanced transportation to DC like the Maglev being built or autonomous vehicles eliminating speed limits on a BW parkway lane or 95. 

I buy a lot of them because I believe in paying for speed and proven success systems.
