I’m trying to avoid analysis-paralysis so I figured the first step was to start communicating with the real-estate community!

In my small city (70,000 or so) we have a university with about 20,000 students with a nursing school, hospital, and obviously several mid size employers that I’m sure have people travel into this area for business purposes.  

Had to go back and transfer $ back and forth.Best name I saw was a contractor that was DFM construction - his name was Jesse so I was like oh what does DFM stand for, he said as a subcontractor its what I want you to do.

And also, what about buying in an area that allows for non-owner occupied STRs, so you can Airbnb or short-term rent the place when you move out?

Save all the cashflow from the rental and within a year or so you will have enough to purchase another home with 20% down.

Hey @Devin Bost, so if I need to ship something direct, I just ship it to my lake house and my neighbor will go and put it in the garage for me.I then let my cleaner know about whatever it is, usually toiletries and the like, so she can put them away.I am about 7 hours away from our rental so I do drive over 2-3 times a year to take a look, make small repairs and stock up stuff.

So your gain would be 600k - 500k.

But my pricing is fair based on the comps so what I am realizing is that the area requires a stiff negotiating ability.
