I feel that if you "take a chance" with those less-qualified, you should be justly compensated, similar to requiring a higher security deposit if a tenant has a questionable past.

They had that language in their lease and I do as well, that the security deposit is forfeited when the lease is broken.

The partying is gone in many at that point and they are getting degrees versus freshman and sophmores finishing core classes and being sent away by mommy and daddy to do something with their lives.The key is getting the parents to guaranty the leases and take hefty deposits to offset damages.

If it's a nicer unit I own and they can afford to pay a greater deposit and more rent with their income then I would consider it.If it's an existing tenant that has ridden the current unit hard and worn it down and they are looking to move to your nicer one then it's a NO.I had inherited tenants when I bought where they said the previous landlord said they would get such and such unit and I looked at their current unit and it was a pig sty.
