I feel that if you "take a chance" with those less-qualified, you should be justly compensated, similar to requiring a higher security deposit if a tenant has a questionable past.

My lowest down deal:  I bought a house for $10 and gave her $700 for her deposit on a rental house; she wanted out fast. 

If I am taking on more risk by renting to you, I will ask for more security deposit.

They had that language in their lease and I do as well, that the security deposit is forfeited when the lease is broken.

Does it have to be written into the contract that the security deposit and prorated rent will be transferred over to the new owner?
