Could use any advice in regards of methods for property acquisition, market analysis, in-depth BRRRR methodology (preferably the refinance aspect) and determining an accurate ARV with the most need in comp analysis.

I am not new to the real estate world from the aspect of observing, watching and even from time to time offering my thoughts on some real estate situations.

I have to agree with @Travis Watts that if you like what you do and the increased hours are manageable with other aspects of your life (family, recreation etc) then absolutely go for it. 

I have always heard there’s a pitch to invest at the end and I’m sure I already know whatever they are going to tell us but I really am doing this for the networking aspect of it.

@Haley Sooudi Hi Haley, one aspect of OZ's that people don't realize when starting their research is that you have to pay to improve the property.

I am also looking at splitting out 1 acre w/the manufactured home and selling outright to create the cashflow for the other investment aspect.  

The other aspect of college is networking.

The point is- along your journey different aspects of investing will present themselves or appeal to you.
