An investor I have a lot of respect for once told me that Memphis is an equity trap.

Some sponsors offer an equity spilt that ranges between 5%-95% and 30%-70% (where 95% and 70% goes to the investors, respectively).

With all due respect, suggest you a)connect with your local rental owners association b) read your locales tenant/landlord lawsand c) dont micromanage your tenants. 

In all due respect there are tons and tons of people that live a happy normal life without health insurance.
