On the 3rd or 4th, if I have not received rent from someone, I send them a text (my tenants all agree to be contacted this way) that says " Hi tenant, this is a friendly reminder that I have not yet received your rent.  

By "involved owner" meaning I have to ask / remind them every silly thing ?

It reminds me of everytime someone posts something about a 'guru program' that charges $50K for the uber-platinum 6 month direct-access coaching deal mega network. 

Just to be clear I did not say all liens and judgements would be paid in full because that is not something we can guarantee.Per the email I sent you on 06/25 I reminded you of our terms and conditions that buyer is to complete their own due diligence which includes a title search as we do not guarantee free & clear title.

And remind them how you need the house left to get their full deposit back.

At that point I remind them we can pursue damages but we will waive that right if the buyer signs a release of earnest money to seller.

Reminds me of super fund sites that mostly with commercial property.
