Basement is partially finished with access form the ground floor only. 1st level is open concept kitchen/dining room with reading nook and oversized windows with great natural light.

I suggest reading the forums, blogs, webinars etc about it.Basically they are notes backed by real estate where the person stopped paying for one reason or another.

Become KnowledgeableTo obtain and maintain the license, you will need to continually be reading and be aware of the real estate market.

Short back story - Became debt free after paying off $30k - Currently have $25k saved - Have been doing research, listening to podcast, read the book on rental property investing by Brandon Turner, and became a ProMember of BiggerPockets (learning how to run numbers with the tools here). 

@Ayyoub Reza   There are a number of places to get agreements but make sure you get one that is current and state specific (here, legal zoom, a lawyer, real estate association ) Read your HOA bylaws what does it require to be included.

I have been listening to the various podcasts and reading up to learn as much as possible.

In other words, I would direct you to the COA to read rules and regulations, speak with Planning & Zoning of that particular county, and call the fire chief to verify as well.Kelly
