I have extensive experience with this process in Florida, a lot of similarities.

From what I understand if you buy a distressed property at a good deal and the county has the home valued higher than what you purchased then you have got a good case for the county to lower it to your purchase price.I'm going through the process for the first time now.

Is anyone looking for some extra hands (on the weekends) in the Boston area so I can learn the rehab process?

Onboarding was incredibly onerous and confusing (they'll schedule a phone call with you so they can have someone walk you through it), and once you get a reservation, communication with guests is difficult and they do not process payment for you.  

Though, this process will be the same for the other state (if you created a CA LLC you may need to register it as a foreign LLC in the state in which you are doing business/holding property).

For those of you just starting in real estate investing/ or want to, what have been your biggest pain points (hurdles) in the process?
